Animal Application

Application Criteria

No Co-Signers
   Co-Signers will not be considered to fulfill any qualification requirement.
No Sight Unseen Leases
   All applicants must physically view the residence before an application is accepted.
Application for Residency
   Each applicant must be at least 18 years of age and complete a rental application fully and accurately. The application fee is $40.00 per adult.

1. A prospective tenant has the right to provide to the landlord a portable tenant screening report, as defined in section 38-12-902(2.5), Colorado Revised Statutes; and
2. If a prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from:
Charging the prospective tenant a rental application fee; or charging the prospective tenant a fee for the landlord to access or use the portable tenant screening report.

Reports must meet the following criteria; *A Statement From The Prospective Tenant That There Has Not Been Any Material Change In The Information Provided In The Report *Completed Within The Last 30 Days *Contact Information *Last Known Address *Made Directly Available To The Landlord By The Consumer Reporting Agency Or Through A Third Party Website Regularly Engaged In The Business Of Providing Consumer Reports, In Compliance With All Applicable Consumer Reporting Laws *Name *Provided To The Landlord At No Cost *Rental, Credit, And Criminal Background Histories, In Compliance With Colorado Law *Verification Of Employment And Income


Occupants
   2 occupants per sleeping area are the maximum allowed. No more than 2 unrelated parties are allowed. Anyone 18 years of age or older will be required to sign the lease.
Identification
   Each application must provide two of the following forms of identification in order for the verification process to begin: Government Issued Photo ID, valid Social Security number, a US Passport or Alien Registration Card.
Verifiable Gross Income
   The combined household gross income of all applicant(s) must be equal to at least 2 times gross rent. You will need to submit proof of income at the time of application submission.

Proof of Income
  • Employees – 3 current paycheck stubs or offer letter on company letterhead + 3 paycheck stubs from prior employer. 
  • Self-employed – Previous 2 year’s tax returns including Schedule C Profit and Loss From Business Statements, year to date financial statement and previous 2 month's bank statements for the current business.
  • Other – Applicant(s) that are retired, or have other verifiable income must provide proof of income and/or assets that equal 2 times the total contractual amount of the Rental Agreement except as required by law.

Credit History

650+ Credit Score is required.

If FICO score is reported as ‘Not Available’ (NA), application will be declined.

Applicants must have a credit report that reflects a positive payment history for all accounts in the last 12 months.

Any bankruptcy must be discharged for at least 5 years.


Rental History

Present and previous landlords/mortgage companies will be contacted to determine the applicant’s ability to meet rental obligations and character references. Endorsement from previous landlords and/or management companies is required with a minimum of 3 years verifiable rental history by an unrelated 3rd party.

If present or previous landlords and/or mortgage companies report any of the following items, the applicant will be denied:

  • 2 or more late or NSF (Non-Sufficient Funds) payments in the last 12 months
  • 4 or more late or NSF payments in the last 24 months
  • Foreclosure on mortgage in the last 3 years
  • Outstanding balance for damages or rent owed to another Landlord/Mortgage Company
  • Any demonstration of poor property care
  • Any eviction (FED), skips or notices given by landlord
  • Any omission of residence history

Pets
Pets are allowed in most of our properties, however, there are some exceptions such as excessive quantities, age and aggressive breeds. A $250 refundable pet deposit and $25 per month pet rent will be charged for each pet and is good for ONLY that pet. Pet rent may vary depending on the property and the owner. Please call to verify pet fees for a specific property.

Dogs must be at least 1 year old AND housebroken. All animals must be spayed or neutered. Landlord may require photographs and proof of age and / or breed at its discretion. Some property owners may make our guidelines more strict for an individual property. Please call to verify that your pets will be allowed in a specific property.  No properties accept cats at this time. Pets other than dogs will be evaluated on a case by case basis.
 
All animals must be screened through PetScreening.com (bmunchen.petscreening.com). This screening is free for ESA and service animals.

We consider the following dog breeds and behavioral patterns aggressive, and they will not be allowed:
  • Pit Bull and all other “Bully” type dogs,
  • Staffordshire Bull Terrier,
  • American Bull Terrier,
  • Akita,
  • Chow,
  • Doberman Pinscher,
  • Rottweiler,
  • Presa Canario,
  • Dogo Argentino,
  • Wolf Hybrid,
Or any mix of the above, and any dog that demonstrates a propensity for or has a history of dominance or aggressive behavior to include unprovoked barking, growling, or snarling; aggressively running along fence lines; biting, scratching or chasing; or escaping confinement. Any other dog breed that is difficult for an untrained person to differentiate from a disallowed breed will not be allowed; mixes of disallowed breeds will not be allowed. Landlord may require AKC / NKC paperwork on any dog at its discretion.

Vehicles
All vehicles must be registered and in operating condition.
Smoking
No smoking is allowed inside the property or on the premises.
